Yeah, thanks to my business partner going stupid I don’t have a lot of money either. Cost me $700K.

Mum’s house should fetch a really good price tho! That will help—could see keeping the present block with trees and a garage for cider making and buying a small house and block closer to civilisation.

I know a few people who do that sort of stuff for a living. Many builders don't want to wait for the time it takes to get DA approval, especially for multi dwelling properties like townhouses or units so some guys I know buy the block, then go through the process of getting DA approval (which depending on the council can take anywhere from 6 months to two years). Once they have th eapproval they sell the block with the approval for a premium.

Many years ago a friend bout an old block for about $70k (crappy block no one wanted hemmed in by creek and busy highway .... but it was about 1500m2 )... took 12 months for DA approval for 12 townhouses (?) on it and once he got it he sold the block with DA approval for about $300k. DA approval cost him about $100k (he needed all sorts of engineers reports etc due to the creek). Not a bad profit for 12 months of work.

time is money. Builders don't make money if they're not building so buying with DA approval in place is worth it for them.

If I get approval where my block is I could sell that for a LOT of dough. Great tree changer location with a dickhead council stifling development.

don't try to get DA approval for something that falls outside of local govt zoning for that area. It's expensive and very time consuming to try and get the bastards to change their zoning. You often need lawyers or specialists to help you argue your case.

You're much better served getting something that already fits within existing parameters. If you want multi dwelling approval (which is what most builders like) then I'd suggest try to find an existing plan for a duplex and try to fit that into the block. Again, only if zoning allows. If it's zoned rural then I'm not sure if they allow duplexes.

It will be for a house and getting that approved will be difficult enough.

Council should double the rates, crack down on the rubbish (car bodies etc) people have there, issue some demolition orders—and it will become a very sought after place.

Yes thats right, the guy who everyone comes to because they need just a little bit of this steel or a tractor part from that or just a small weld here LOL

he could do a charity drive ... drive his excavator from qld to tassie to raise money for the hospital or something .. then whilst he's down there he can test his excavator on tassie soil .. your block will be good for that:cool::cool:

Might work if the excavator has cruise control else might be too much strain in that poor leg.
